Philo is ideally located for Mississippi State students! We are just across the street from the edge of the Mississippi State campus right here in Starkville.

Is Philo located near the Mississippi State library or other good study spots?
Yes, finding a quiet place to study is easy. Philo is just a short bike ride from the Mississippi State's main library, Mitchell Memorial Library, and other study-friendly cafes in the Starkville university area. Philo also offers a coffee lounge and a business center with several study rooms, so you can study in peace without leaving your home.

Are there grocery stores near Philo?
Yes, Philo is conveniently located near several major grocery retailers, including Kroger and Aldi. This makes weekly shopping trips quick and easy, with additional convenience stores located nearby for last-minute needs.

Are the apartments at Philo furnished?
Yes, all apartments here at Philo come fully furnished, including a Full XL Bed, desk and desk chair, night stand, stackable dressers, couch, accent chair, 65" Smart TV, media center, coffee tables, and barstools, along with all essential appliances, making your move easy.

Is there high-speed internet access at Philo?
Yes, Philo ensures you stay connected with high-speed internet included in every apartment. We provide Wi-Fi and ethernet ports suitable for streaming, gaming, and online coursework, ensuring a reliable digital experience throughout the community.

What is the difference between Premium and Signature floorplans?
At Philo, we offer both Premium and Signature floorplans. In Signature units you can expect to receive a recently upgraded unit with a new furniture package, new appliances, new light fixtures, new cabinetry, new backsplashes, and more efficient fixtures.

Can I choose my own roommates at Philo?
Yes, at Philo, we allow and encourage current and future residents to apply together. Additionally, we offer a roommate matching questionnaire that pairs you with others based on study habits, social preferences, and lifestyle compatibility.

Is parking available for residents at Philo?
Yes, Philo offers free gated parking, with the option to reserve parking for a small monthly fee, for our residents. Philo also offers designated parking spots for friends and family to visit.

How does Philo handle package deliveries?
We ensure secure package handling for our residents at Philo. We receive packages at our office to distribute to residents during office hours.

What happens if I need maintenance in my apartment at Philo?
Philo offers prompt maintenance services. Residents can easily submit requests online via our Resident Portal or call into the office for further assistance. Philo offers 24-hour maintenance, in the event of an emergency.

What is the guest policy at Philo?
Residents at Philo are welcome to have guests. Philo also offers designated parking spots for any guests that may come to visit. For overnight stays longer than three consecutive nights, we ask that you notify the office and your roommates to ensure a comfortable and secure environment for all residents.

Is Philo pet friendly?
Yes, Philo does allow pets, with some restrictions. Philo allows only up to 2 pets consisting of only dogs and cats, with some restricted breeds; the restricted animals include (but not limited to) aggressive breeds, such as Pit Bulls, Rottweilers, German Shepherds, Huskies, Malamutes, Dobermans, and Great Danes.

How is access managed at Philo?
Philo is a gated community with controlled fob access to apartments and amenities. An after-hours courtesy officer is at the community, and surveillance cameras are located in select common areas such as the clubhouse and breezeways.

When is the best time to sign a lease?
Philo offers incentives for residents who sign leases early. Get some of the lowest rates and secure your ideal home for the next year without the headache of a long drawn out apartment search.

What are the typical upfront costs and fees before moving in?
Before you move in, you can expect to pay a security deposit of $150 and an administrative fee of $100. All fees are outlined in detail during the application process and in your lease. For more information around costs, please review our full pricing guide.

How can I pay my rent at Philo?
Philo provides multiple convenient options for rent payment to make your experience hassle-free. Residents can choose to submit payments through your Resident Portal, via ACH, Debit, Credit, Flex, or by check or certified fund at the leasing office.

Are there any student-specific leasing options, like a guarantor or parental co-signer?
Yes, Philo welcomes guarantors and/or co-signers for applicants who may not meet the income requirements on their own. The guarantor must meet an income of 4x the monthly rent, no bankruptcy in the last three years and complete a separate application. Additionally we offer a Guarantor Waiver Program to those who may not be able to provide a guarantor/ co-signer.
 
Does Philo require renters insurance?
All residents will be automatically enrolled into our liability waiver program, CLIP, which protects Philo's property, for $15.95 a month. To protect your personal property, you can opt out of CLIP by providing proof of coverage by another provider. This should have a minimum of $100,000 of liability coverage and could cost between $10 to $30 per month.

What do I need to do to prepare for move-in day at Philo?
To ensure a smooth move-in, please make sure you have signed your lease and additional addenda, paid all rent and upfront fees.
